Reasons your Assessed (SEV) and Taxable values can increase:
The assessed value represents 50% of the value of the property and has no limit in which it can increase. Reasons for increase could include improvements made to the property, or general market increases. Taxable values are capped at rate of inflation increases or 5%, whichever is less, unless improvements have been made to the property. (To research this, look up Property Tax Revisions Due to Proposal A - P.A. 415 of 1994) Your property taxes are calculated on the Taxable Value. When real estate sells, property taxes become "uncapped" and the property taxes are recalculated. However, if the transaction takes place among certain "related" individuals, this may not be the case. Terri can explain how that works if you're selling to (or buying from) a relative.
